1001 17th Street
The original 645,000 RSF development at 1001 17th Street was designed in the 1960s for Mountain Bell (now Qwest) as their Service Center. The existing street façade, low-rise massing, and major public spaces were unsuitable for the new building uses, out-of-sync with the urban design goals of the city's B-5 Zone Design Guidelines for the regeneration of Downtown Denver, and lacking a public "front door" to connect the former tower lobby to 17th Street.
BA's development/design team was selected from a group of over 50 competitors. The team solved the urban design issues through a new plan offering three human-scale, 1-and-2-story glass structures for restaurant, retail and Class A office uses facing 17th Street. The existing high-rise tower was connected to 17th by a tall, sunlit concourse, using escalators, stairs and elevators to convey people to the upper tower lobby. An outdoor plaza changed the urban experience of the block, erasing the formidable "fortress" of the previous design.
1001 17th Street is one of the first fully-renovated, LEED-EB (Existing Building) registered multi-tenant office/retail projects in Colorado.
